When you expect orders

After you're gone
We manage showings, offers, tenants or the closing locally, set up remote signing when needed, and keep you updated wherever you’ve landed.
Closing after you've already left
Your report date doesn’t have to wait for settlement. Depending on your lender and title company, a Virginia closing can often be completed from a distance through remote online notarization, a mail-away closing, or a power of attorney signed before you leave.
If you plan to use a power of attorney, ask your installation’s legal assistance office to prepare a specific one well before you move. We’ll share it with the title company early so they can confirm they’ll accept it.

Renting after your PCS
If you decide to keep the home, we become your local property manager. Tenants, rent, maintenance, inspections and reporting are handled while you focus on the new assignment.

Common questions
How early should I contact you before a PCS?
As soon as you think orders are likely. A few months of lead time gives you room to compare options, plan repairs and line up a house-hunting trip. If your orders came with little notice, call anyway. We work on short timelines too.
Can I buy a home in Northern Virginia before I arrive?
Often, yes. With video tours, electronic signatures and a remote closing option, many buyers purchase before they arrive. We’ll be honest about when seeing a home in person is worth the trip.

Can I rent out a home I bought with a VA loan after I PCS?
VA loans require you to intend to live in the home as your primary residence when you buy. Many owners later rent that home out after a PCS. Confirm the details with your lender, and we can manage the rental for you.
Can I close on a sale after I've moved?
Usually. Depending on your lender and title company, you can close through remote online notarization, a mail-away closing or a power of attorney. We coordinate the details with the title company.
